 <\/p>\n

HVAC<\/strong>: Not cooling or heating<\/span><\/p>\n

No Heat? New Tenants: Make sure you\u2019ve connected your gas services!<\/p>\n

Heat Pumps in extreme cold may require setting the thermostat to “emergency heat”.<\/p>\n

Check to ensure all air filters have been changed on a monthly basis.<\/p>\n

Check breaker panel box.<\/p>\n

If breaker has tripped\u00a0and is in the \u201coff\u201d position, flip breaker to\u00a0“on”.<\/p>\n

Try resetting the breaker by flipping it off. Wait 1-2 minutes. Flip back to “on” to attempt resetting the system.<\/p>\n

Check the furnace pilot light.<\/p>\n

Check all floor or ceiling vents to ensure they are open and not blocked by furniture, etc.<\/p>\n

If the pan under the air handler contains water, the drain is clogged.\u00a0 Call the office at 912-925-9925.<\/p>\n

NO WATER<\/strong>: (Hot or Cold)<\/span><\/h3>\n

New Tenants: Make sure you\u2019ve connected your gas and water services!<\/p>\n

For no hot water, check the water heater circuit breaker or pilot light.<\/p>\n

TOILETS<\/strong>: Clogged or\u00a0flush ‘slow’<\/span><\/h3>\n

Try plunging the toilet to clear clog.<\/p>\n

If unable to clear clog, turn water supply \u201coff\u201d by turning valve clockwise. Refrain from use until repaired.<\/p>\n

LEAKY FAUCETS<\/strong>: (Kitchen or Bathroom)<\/span><\/h3>\n

For Single Swivel Faucet, ensure handle is facing forward<\/p>\n

For Dual Faucet, ensure both handles are turned to the extreme \u201coff\u201d position.<\/p>\n

GARBAGE DISPOSAL: <\/span><\/strong>Does not power \u201con\u201d<\/span><\/h3>\n

Check wall switches next to faucet.<\/p>\n

Check reset button in cabinet underneath sink on base of garbage disposal<\/p>\n

Check breaker panel box.<\/p>\n

Carefully check for any foreign objects that may have fallen into the drain. (Do not turn on while your hand or any object is in the disposal).<\/p>\n

DISHWASHER: <\/strong>Does not power \u201con\u201d<\/span><\/h3>\n

Check wall switches closest to dishwasher (unusual).<\/p>\n

Check breaker panel box.<\/p>\n

REFRIGERATOR: <\/strong>Not powering \u201con\u201d, dispensing ice or staying cold<\/span><\/h3>\n

Check the plug connection to ensure fridge is plugged in.<\/p>\n

Check icemaker lever to ensure it is in the \u201con\u201d\/ down position. Remove any excess ice from the interior ice dispenser\/ice bucket.<\/p>\n

Check temperature\u00a0level in freezer or fridge.<\/p>\n

Check breaker panel box.<\/p>\n

DRYER: <\/strong>Not drying clothes<\/span><\/h3>\n

Check lint traps. Remove lint after each load of drying to prevent build-up\/dryer ducts clogging.<\/p>\n

Check hose in rear of dryer for kinks.<\/p>\n

Check the plug connection to ensure dryer is plugged in.<\/p>\n

WASHER: <\/strong>Not powering \u201con\u201d, washing clothes, spinning properly or making knocking noise<\/span><\/h3>\n

Check washing machine\u2019s connection making sure it is plugged in.<\/p>\n

Avoid over-loading machine.<\/p>\n

Check hoses at back of washer.<\/p>\n

Check for any foreign objects stuck in washer barrel.<\/p>\n

Check to make sure washer is level.<\/p>\n

Stop washing cycle. Open lid. Evenly disperse clothes.<\/p>\n

GARAGE DOOR: <\/strong>Not opening\/closing properly<\/span><\/h3>\n

Check for foreign objects blocking the sensor\/wires.<\/p>\n

Check batteries in remotes<\/p>\n

Check breaker panel box.<\/p>\n

BATHROOM: <\/strong>Steaming excessively<\/span><\/p>\n

Turn on the vent fan.<\/p>\n

Open the window.<\/p>\n

\u00a0DEADBOLT:<\/strong> Difficult to lock\u00a0\u00a0 <\/span><\/p>\n

Close the door and lock the deadbolt first, it may be necessary to pull the knob or push slightly<\/p>\n
